Two quotes for the same Auckland house can land $200 apart. One company counts your windows, another prices the whole property, a third charges by the hour. Each explains the total differently, and none of them is wrong.
This guide covers what window cleaning costs in Auckland, what pushes a quote up, and what it should include before you compare two of them. It also answers the question most price guides skip: why glass can still look cloudy after a clean.
What window cleaning costs in Auckland
Exterior window cleaning in Auckland starts from $70 + GST for smaller properties and reaches around $199 + GST on larger homes. Difficult access, steep sites and commercial buildings are quoted individually, because there’s no sensible standard price for them.
That spread is wide, and it reflects real differences in the work. A single-storey house with clear ground around it is a different job from a two-storey home on a stepped section, even when both have twenty windows. The number of windows tells you less than most people expect.
What the price isn’t tied to is how bad the glass looks. Heavily soiled windows on an easy house can cost less than lightly soiled windows on an awkward one. Condition shifts a quote; access decides it.
The figure above covers exterior glass. Interior cleaning is usually a separate line, and it costs more per window, because it means working through the house rather than around it. Commercial properties, shopfronts and offices follow a different structure again.
Why two quotes for the same house can differ by $200
Auckland window cleaners price work three ways. The model matters more than the number.
Per window. A price for each pane, usually banded by size. It suits houses with many similar windows. What it doesn’t reflect is travel, setup, or the time spent reaching awkward glass.
Per house. One figure for the property, based on expected job time. Usually the fairest option for a straightforward home, and the model that leaves most room for two companies to see the house differently.
Hourly. Time and materials. Rare on standard houses, common where work is unpredictable: heavy build-up, hard-to-reach glass, or a job that can’t be assessed from the street.
These models agree on a simple house. Twenty identical ground-floor windows on one level with clear access, and all three land in much the same place. Add a second storey, a steep section or a mix of window sizes, and they separate fast.
Most Auckland companies also carry a minimum charge per visit. It isn’t the labour cost of your job. It covers getting a crew, a van and equipment to your property for work that doesn’t scale down.
Before comparing totals, ask which model each quote uses.
Height is what moves the price most
Ground-floor glass within reach gets cleaned by hand: a squeegee and a short pole, working the glass directly. That’s the quickest part of most jobs.
Go up a level and the method changes. Upper windows are reached with extended pole work or a water-fed system, often using purified water so the glass dries clear without spotting. Every upstairs window then takes longer than the equivalent window downstairs.
On a house with twenty windows, half of them above ground level, that upper half is where the cost sits. It’s not that the glass is dirtier. It’s that each pane takes more time and more equipment to reach.
Auckland’s housing stock makes this the norm rather than the exception. Two-storey, split-level and stepped-section homes are common across the region, so most jobs here carry at least some elevated work.
Steep sites add to it. When a section falls away or a boundary leaves no room to set a ladder, equipment has to be positioned differently, or reached from another part of the property. Same windows, more time.
When you ask for a quote, say how many windows are above ground level. It’s the single fact that changes the number most.
Three reasons glass looks dirty, and only one is a routine clean
A surface film. Dust, road grime, salt and airborne dirt sitting on the glass. A standard clean removes all of it, and the glass looks immediately better. On most windows, this is the whole story.
Pollen and resin. Sticky, and it bonds to glass rather than sitting on it. A routine wash doesn’t lift it, so it has to be scrubbed. That takes time, which is why companies commonly charge it separately or by the hour. It’s a genuine seasonal cost on Auckland homes, not an upsell.
Mineral deposits. Water with dissolved minerals in it dries on glass and leaves the minerals behind. Light deposits can be treated with a mineral remover and careful agitation.
The third one has a limit worth knowing. Deposits left long enough etch the glass surface, and etching is permanent. No cleaning method restores it.
That’s the honest answer to “I had them cleaned and they’re still hazy”. If the haze is etched into the glass, another clean is money spent on nothing. Look across the glass at an angle in daylight. A rough or cloudy patch that doesn’t change after a clean is in the glass, not on it.
What should be in the quote before you compare prices
Two quotes can look identical and cover different work. Check these before comparing totals.
Exterior glass. The base of every residential quote.
Frames and sills. Wiping the frame and sill is what stops the next rain washing dirt back onto glass you just paid to clean. Worth confirming rather than assuming.
Tracks and runners. Sliding windows and ranchsliders collect grit in the track. Some companies include it, some charge for it. It’s one of the visible differences between a $180 quote and a $250 one.
Inside versus outside. Most Auckland quotes are exterior only. Interior is normally an additional line, and it costs more per window, because the work happens around your furniture and floors.
Skylights, conservatories, louvred windows and balustrades are commonly excluded. They need different equipment, so they’re priced separately if they’re priced at all.
Hard marks — paint, tape, silicone, rust staining — are usually charged hourly rather than included, because the time is unpredictable.
GST. Check whether the figure you’ve been given includes it. Two quotes side by side can differ by 15% before anyone has cleaned anything.
The cheapest quote is rarely the smallest job. Compare what each one actually covers.
Window cleaning cost Auckland: quick answers
Is it cheaper to have the whole house done at once?
Yes. One visit, one setup, and per-window pricing doesn’t reward adding more windows.
Why is there a minimum charge?
Because travel and setup don’t shrink with the job. A single window still needs a van, equipment and a crew to reach your property.
Can I add windows to other exterior work?
If a crew is already on site for a house wash, adding windows usually costs less than booking a separate visit.
My windows still look hazy after a clean. Why?
Usually mineral deposits rather than dirt. If they’ve been on the glass long enough to etch it, cleaning won’t bring the clarity back.
