How Much Does Roof Cleaning Cost in Auckland? (2026 Price Guide)

How Much Does Roof Cleaning Cost in Auckland? (2026 Price Guide)

Roof cleaning cost in Auckland starts at $99 and runs to $299 or more, depending on the size of your property. Those are treatment prices, where a solution breaks down moss, lichen and mould over the following weeks rather than cleaning the roof on the day.

Full roof cleaning, which physically removes growth and debris, is quoted higher after the roof has been inspected.

This guide covers both, what changes the price, and what your roof will look like afterwards.

What roof cleaning costs in Auckland

Roof treatment in Auckland starts at $99 for smaller properties and rises with size. The table below is the published guide pricing.

Property sizeRoof treatment cost
50–80 m²$99
81–120 m²$149
121–180 m²$199
181–220 m²$219
221–290 m²$249
291–350 m²$259
351–450 m²$275
451–550 m²$285
550+ m²$299+

These figures exclude GST. The same solution treats moss, mould, algae and lichen, so you are not charged separately for each type of growth.

Two things are worth being clear about. This table is treatment pricing, not the price of a full roof clean, which is quoted separately once the roof has been looked at. And the figures apply to standard single-storey roofs with normal access. Steeper, higher or more complex roofs are covered in the next section.

The firm price is confirmed after the roof has been assessed.

Treatment or full cleaning? What you’re actually paying for

These are two different services, and the price difference follows from what each one does.

Roof treatment applies a solution that breaks down moss, lichen, mould and algae over time. The growth dies, then weather and rain work it off the roof over the following weeks and months. It suits a roof in sound condition with light to moderate growth. This is what the price table covers.

Roof cleaning physically removes dirt, debris and heavy moss from the roof surface. It takes more labour, more access equipment and more safety planning, and it produces a visible change sooner. It is quoted after the roof has been inspected, because how much work is involved depends on what is actually up there.

Which one you need comes down to what is on the roof. A sound roof with green film and small clumps of moss generally suits treatment. Heavy buildup, debris sitting in valleys, or moss thick enough to lift tiles may need cleaning before treatment can work properly.

That is also why treatment has a published price and cleaning does not. A photo cannot tell you whether the growth has lifted a tile, and the quote has to reflect what the job really is.

How the price is worked out (and how to find your own figure)

Pricing is banded by property size in square metres. Your size is the starting point, not a measurement of the roof itself.

Where to find yours. It is on your LIM report, your rates notice, or a recent property listing. If you have bought or sold in the last few years, the listing will have it. Most people can find their figure in a couple of minutes without measuring anything.

A note on the difference. The bands use property size because it is easy for you to find and it tracks reasonably well with roof area and complexity. It is not the same as roof area in square metres. A 200 square metre home does not have a 200 square metre roof, and a single-storey home of that size will usually carry less roofing than a two-storey home of the same footprint.

Why bands rather than a per-square-metre rate. Two roofs of the same size can need very different amounts of work. Banding avoids quoting a rate that only holds true for an average roof, then loading the price once someone sees it.

Where you land in the table is a starting point. The next two sections cover what moves it.

What pushes a quote above the table figure

The table assumes standard single-storey access. These are the things that move a quote past it.

Height and storeys. A double-storey roof adds roughly $1.50 per extra square metre for ladder height, fall protection and the extra time working at height. This is the most common reason an Auckland quote lands above the table.

Complexity. Steep pitch, multiple levels and restricted access add around $1.75 per extra square metre. Complex roofs take longer to move across safely, and some sections need equipment repositioned several times.

Access on the day. Steep sites, elevated sections, and roofs fenced in by planting or retaining walls all slow the job. Auckland’s terrain makes this more common here than in flatter regions.

Growth severity. Heavy moss, or lichen that has bonded hard to the surface, needs more solution and longer dwell time. Deeply rooted growth sometimes needs a second application, which is quoted separately.

Roof material. Some roofing cannot be walked on at all, which changes how the job is done and how long it takes. That is covered next.

Each of these is time and safety, not a surcharge for the sake of it. A steep roof on an elevated section genuinely takes longer to reach and work across than a flat single-storey roof of the same size.

Auckland roof types and what they change

Roof material changes both the method and how long a job takes. Auckland has an unusually wide mix, which is part of why quotes here spread further than in smaller regions.

Concrete tile. Common on older villas, bungalows and much of the housing built through the middle of last century. Porous, so it holds moss and lichen well, and brittle enough that walking on it needs care and a soft step.

Metal, longrun and Colorsteel. Common on newer builds and in the growth suburbs. Slick when wet, which matters for access, and prone to denting if weight is put in the wrong place.

Decramastic and older pressed-metal roofs. These need a genuinely gentle approach and often cannot be walked on at all. The surface coating is the issue: flex it and the coating cracks.

Butynol and membrane roofs. Different again, and typically not walked on.

The principle behind all of it: the method is matched to the roof rather than applied at one setting. A concrete tile roof handles treatment differently from a longrun roof, and a fragile decramastic roof is a different job again.

That is also why a firm quote usually follows a look at the roof rather than a look at the address.

What treatment does, and what it won’t do

Treatment is not a same-day clean, and this is worth understanding before you book.

The solution kills the growth. It does not remove it. Moss, lichen and mould die over the days following application, then rain and weather break the dead material down and wash it off the roof over the weeks after that. That process continues through the season.

What you see in the meantime: the growth darkens and lifts before it disappears. A roof that looked green on the day of treatment will still look green a week later. From the street it often looks worse before it looks better. The result arrives gradually, and the timing depends on weather, roof pitch and how much growth was there to begin with.

What treatment won’t do is just as important. It won’t re-bed loose ridge tiles, replace cracked or lifted tiles, repair failed mortar or fix a leak. Those are roofing repairs. It also won’t clear a blocked valley, though growth and debris in gutters and valleys often gets dealt with during the visit.

If a roof needs repair, the repair comes first. Cleaning money spent on a failing roof is money spent twice.

How often Auckland roofs need treating

There is no single schedule that fits every Auckland roof. Houselights differ, and the practical answer depends on what your roof deals with.

What shortens the interval. Heavy shade, trees overhanging the roof, and a section that never dries out properly. Bush-shaded properties on the western side of the city sit at one end of that spectrum. Coastal exposure works differently: salt doesn’t feed moss the way damp does, but it does wear roofing materials, so coastal roofs are worth watching for a different set of reasons.

What extends it. A roof that has been treated on schedule rather than left for years. Once growth is re-established, the next treatment takes more solution and more time than a maintenance application would.

When to book rather than wait. If growth is visible from the ground, or if it has spread noticeably since last summer, that is the point to act. Waiting for a roof to look bad before treating it means paying for the harder version of the job.

On timing through the year, the drier months give the solution a better window to work in. A roof going into a wet spell is a poor candidate for treatment.

Getting an accurate Auckland quote

A few details get you a realistic number rather than a guess.

What to tell us. Your property size in square metres, and where you found it. The number of storeys, since that changes access and price. Your roof material if you know it, or what it looks like from the ground. How much growth is visible, and whether it is a green film, clumps of moss, or black staining. Anything blocking access, like a steep section or planting against the house.

What to check on any quote. Whether GST is included. Whether the price is for treatment or full roof cleaning, because they are not the same job. How many applications are included, since heavy growth may need a second one. And whether gutters and valleys are included or charged separately.

When a look at the roof is needed. Fragile roof types like decramastic or membrane, steep or multi-level access, heavy growth, or any visible damage. For most standard roofs, photographs taken from the ground are enough to confirm the roof type and the level of growth before anyone visits.

Knowing what is included matters more than comparing the final figure. Two roof quotes that look $100 apart are often not quoting the same job.

Roof cleaning cost Auckland: quick answers

How much does roof cleaning cost in Auckland?

Roof treatment starts at $99 and rises to $299 or more depending on property size. Full roof cleaning is quoted separately after the roof has been assessed, because the work involved depends on what is growing on it.

Is that price for cleaning or treatment?

The table is treatment pricing. Treatment kills moss, lichen and mould and lets weather work it off over the following weeks. Cleaning physically removes growth and debris, takes longer, and costs more.

Is GST included?

No. Published pricing is plus GST.

How long does it take to see results?

Weeks, not hours. Growth darkens and lifts first, then weathers off the roof over the season. A roof usually looks worse for a short time before it looks better.

Will it damage my roof?

No. The solution is applied at low pressure rather than blasted on. Roof type and access determine the method, which is why fragile roofs are assessed before work starts.

Do you clean gutters at the same time?

Gutters and valleys can be included in the visit. Ask when you request a quote so you know whether they are inside the price.

Do you cover North Shore, West Auckland and South Auckland?

Yes, along with the rest of Auckland.
